Vandalur realty update – September 2013

Overview:  The census town of Vandalur is situated in the district of Kancheepuram. This suburb is located in the southwestern part of Chennai. The renowned Arignar Anna Zoological Park, which is home to some rare species of both wild flora and fauna is also located within the locality. The locality is primarily a residential area.

Connectivity: 
The suburb is approximately six kilometers to the south of Tambaram. Additionally, the suburbs of Perungalathur, Urapakkam, Padappai and Mudichur lie adjacent to it.
The important junction of the Vandalur-Kelambakkam Road which connects the Grand Southern Trunk Road with Old Mamallapuram Road, is formed at Vandalur.
The prominent transport corridor – Outer Ring Road (Minjur – Vandalur) is being developed by the CMDA along the periphery of Chennai Metropolitan Area.
The Vandalur Flyover connects the west and the east side of the Vandalur railway station.
The Chennai International Airport is at a distance of around sixteen kilometers from Vandalur via the Chennai-Theni Highway. 
It is approximately 37 kilometers away from Chennai Central Railway Station and 35 kilometers from Egmore Railway Station via Chennai Bypass road. (concise)

Public Transport:
The suburb is catered by the Vandalur railway station. The proposed Chennai monorail project has two lines running to and from Vandalur to Velachery and Vandalur to Puzhal in its pipeline. 
Direct buses ply to and from Poonamallee, Tambaram, T Nagar, Broadway, Thiruvanmiyur and Mandaveli at frequent and regular intervals. The establishment of a 65-acre bus terminus is being planned. This terminus would handle south-bound long-distance buses as well as share the pressure of the CMBT facility at Koyambedu.

Social Infrastructure:
Educational Institutions in Vandalur include Crescent School, TS Baliah Matriculation School, Shri Natesan Vidyasala Matriculation Hr Sec School, B. S. Abdur Rahman University, Sri Ramanujar Engineering College, Tagore Engineering College, Delhi Public School, etc.
Places of worship include Lakshmi Kuberar Temple, Sri Agatheeswarar Temple, Arulmigu Sri Navanithi Selva Ganapathy Temple, Arai Kaasu Amman Temple, Sri Mutharamman Temple, Iraniamman Kovil, Padappai Church, CSI Church, Christ Church, etc.
SRM Medical College & Hospital and Chenglepet Govt Hospital are the conspicuous health care facilities to be located within the area.

Real Estate:

The developing area of Vandalur is a residential suburb. Almost 62 per cent of the demand within Vandalur is for affordable apartment projects having 1, 2 and 3 BHK units. This is followed by low rise buildings along with builder floor and studio apartments which occupy around 29 per cent of the area. While commercial properties as well as layouts and plots consumes around 3 per cent of the total realty demand of the area. 

KNR Abirami Webster Village, Serene Adinath and Bouleyard are some of the prominent housing projects which are coming up in the locality.

Price Trend:
The micro-market of Vandalur has been witnesses the development of projects in the mid-segment ranging from Rs 3,000 per square feet to Rs 3,750 per square feet.  
While the Vandalur-Kelambakkam strip has been witnessing the development of properties falling within the price-band of Rs 2,500 per square feet to Rs 3,000 per square feet.

Future Prospect:
Vandalur is also known as the gateway to Chennai. Being accessible from both GST Road and OMR, an infusion of fresh supply of realty stock is expected to be witnessed by the region.
With advent of the Vandalur Flyover, and the proposed bus terminal and the ambitious Chennai Monorail project coming up with their respective depots and stations in Vandalur, the market is expected to observe a gradual off-take of inventory within the coming months, while the prices are expected to remain under check.
